The Design Process
At Designmax Homes, we don't believe in standard plans. We believe that every property, every client & every project is unique. There is no such thing as
"one size fits all" when it comes to designing and building a home or lifestyle building.

Every great home starts with a conversation.
Our process begins with a friendly consultation where we get to know your vision, goals & budget for your new home. We'll share practical, innovative advice on layout, style, and cost.
We also like to visit your site to make sure the design makes the very best use of its location.

From our meeting, we'll provide a clear project brief with our fee structure.

Once you're happy to proceed, a design deposit will confirm the next stage, and we'll begin bringing your home design to life together.
Design
With your design at the centre, we'll create a floor plan you love, then bring it to life with 3D modelling so you can clearly picture your new home. With your input we refine the details so the end result truly reflects you.

This part of the process can take some time as we work with you to get the design perfect. During this time we also work with you to identify areas where you may want to invest more or make savings to remain within your budget.

We provide the same service as an architect but far better as we also utilise our building experience to provide smart, cost-efficient methods to build a house with a difference.
Once the design has been finalised & signed off we start costing your build so that we can provide you with a fixed price quote & specifications for your home. The specifications point out what is included & excluded in the quoted price.
On acceptance of this quote we will put together a contract pack for your build consisting of an NZ Certified Builders Build Contract and the detailed specifications document for your home. We'll go through these documents together & you are welcome to take them away to seek advice prior to signing .
Upon signing this agreement a build deposit will be invoiced less any design fees already received. On receipt of this deposit we start the working drawings.
Our in-house qualified drafting team prepares the working drawings and manages the entire consent process. From geotech reports to Council submission, we take care of the details so your plans are accurate & compliant.

The working drawings typically take between 4-6 weeks to complete dependant on geo-tech &/or other reports that are required.
Council then require 20 working days to process the application & issue the Building Consent.

Once the Building Consent is approved your build can officially start!!!
A pre-construction meeting will be arranged and we will already have things underway so that we can start your project immediately.
